It’s been over a year since the Government-backed Help to Buy scheme was launched, but with some buyers still unsure of how it all works, David Wilson Homes is hoping to clear up some of the myths and misconceptions.
One common misconception is that Help to Buy is only for first time buyers, but the fact is, anyone could be eligible to buy a new home using Help to Buy – even if they are buying their second or third property – with a deposit of just five per cent.
More types of home are available using Help to Buy than many buyers might think, with properties worth up to £600,000 eligible for the Help to Buy scheme, which provides purchasers with an equity loan of up to 20% of the price of a new home which is interest-free for the first five years. This means that they need to secure a mortgage of just 75% of the purchase price.
There is also no income cap on Help to Buy, unlike previous government housing initiatives, so how much you earn has no effect on your eligibility to use the scheme.
Despite being a government initiative, the process is more straightforward than buyers often think, and David Wilson Homes’ experienced, friendly Sales Advisers are there to guide you through it step by step.
A couple who were unaware of their eligibility for the Government backed Help to Buy scheme is Edward and Nicola Rossiter. Edward, said; “Help to Buy made buying a bigger home, which initially impossible, possible. We were concerned that having already owned we wouldn’t be eligible for the scheme but after doing some research we found that Help to Buy was also available to those looking to move up to a bigger home.
“We weren’t necessarily looking for a new build property but with the chance to move with only a five per cent deposit we went for it.”
Finally, there is a preconception that Help to Buy is not widely used, but in fact more than 15,000 homes bought in England in the last year were done so using the scheme. It is very popular, and looks set to be for some time, with the government extending the scheme until 2020.
